I’ve been selling homes in Charleston for more than two decades. More than 1,600 transactions. I’ve sold through booms and corrections, through hurricanes and a pandemic, through interest rates at 3% and interest rates at 7%. The market has changed so many times I’ve lost count.
But here’s what I didn’t expect when I started this career. The lessons that matter most haven’t changed at all. The technology is different. The marketing is different. The way buyers find homes is completely different. But the things that actually determine whether a seller has a good outcome or a stressful one? Those have been the same since my very first year.
Here’s what more than two decades and 1,600+ transactions have taught me.
Pricing is still the decision that determines everything
This is the lesson that repeats more than any other. The single biggest factor in whether your home sells quickly, for a strong price, with a smooth closing, or whether it sits on the market and slowly loses momentum, is how it’s priced on day one.
I’ve watched beautifully staged homes with professional photography sit for months because the price was wrong. I’ve watched modest homes in average condition sell in a weekend because the price was right. After 1,600+ sales, the pattern is undeniable. Pricing determines traffic. Traffic determines offers. Offers determine your outcome. Everything else is secondary.
The hardest part of my job isn’t finding a buyer. It’s having the honest conversation about price before we list. And the sellers who trust that conversation are the ones who consistently get the best results.
The first two weeks are the only two weeks that matter
Every listing has a window. The first two weeks on the market are when your home gets the most attention, the most showings, and the most motivated buyer interest. After that, the energy drops. Buyers who saw it and didn’t act move on. New buyers who see it assume something must be wrong because it’s been sitting.
The sellers who understand this prepare before they list, not after. They get the house ready, price it correctly, and launch with a plan. The sellers who say “let’s just see what happens” almost always end up chasing a market that’s already moved past them.
I’ve seen this play out more than a thousand times. The listing that’s ready on day one outsells the one that “tests the market” every single time.
Preparation doesn’t mean perfection
One of the most common things I hear from sellers is “I need to get the house perfect before we list.” And I understand the instinct. But after more than two decades, I can tell you that perfection is not what sells homes. Preparation is what sells homes, and preparation is not the same thing as perfection.
Preparation means the house is clean, decluttered, and shows well. It means the things buyers will notice in the first 10 seconds, the smell, the light, the overall feel, are dialed in. It means knowing which upgrades actually add value and which ones are a waste of money.
I’ve seen sellers spend $30,000 on a renovation that added $10,000 to the sale price. I’ve seen other sellers spend $500 on a deep clean and fresh flowers and get three offers the first weekend. Knowing the difference is what experience gives you.
The right agent isn’t the one who tells you what you want to hear. This one is personal, and I feel strongly about it. After more than 1,600 transactions, I’ve seen what happens when sellers choose an agent based on who promises the highest price. That agent gets the listing. The home sits. The price drops. The seller ends up selling for less than they would have if it had been priced correctly from the start, and they lost months in the process.
The right agent is the one who tells you the truth, shows you the data, and has a plan that matches the reality of the market. That’s not always the most comfortable conversation. But it’s the one that leads to the best outcome.
