One thing I’ve carried from my teaching background into real estate is the habit of looking for “clues behind the lesson.” It’s the small details that can make or break a deal, and spotting them early can save you from expensive mistakes. So, let’s walk through some of the most common red flags to watch for:

1. Fresh paint in just one area. A clean coat of paint can brighten a home. However, if you spot it only on one ceiling patch, one section of wall, or around a single window, it could be covering water damage, past leaks, or cracks. Buyers should dig deeper during inspections, and sellers should repair issues before picking up the paintbrush.

2. Days on market that drag. If a home has been sitting for much longer than the local average, something’s off. It might be overpriced, need significant repairs, or have location drawbacks. Buyers can use this as leverage, but should also investigate why. Sellers can prevent this by pricing strategically from day one.

3. Unresponsive or slow communication. Whether it’s the other agent, the lender, or the attorney, slow responses often hint at bigger delays to come. In real estate, timing is everything, and poor communication can sink a deal. Observe how responsive everyone is right at the beginning.

4. Overly complicated offers. A purchase agreement full of unusual contingencies, excessive demands, or confusing terms can be a sign that the other party isn’t fully committed or is setting up for renegotiation later. Strong, clear offers lead to smoother transactions.
