Are you thinking about buying a brand-new home instead of a resale? It’s exciting to imagine walking into a space where everything is fresh and new, from the kitchen to the roof and HVAC, with no repairs to worry about right away. As the owner of Healthy Realty, I’ve helped many clients buy new construction homes, and while there are great advantages, there are also a few important things to keep in mind.
Why new construction is worth considering. One of the biggest benefits is the builder’s warranty. In most cases, the first year covers nearly everything in the home, the next two years include major systems like electrical and HVAC, and some builders even provide a ten-year structural warranty. That kind of coverage offers real peace of mind and makes new construction an appealing choice.
Why new doesn’t always mean perfect. Just because it’s new doesn’t mean it’s flawless. Builders sometimes miss things. That’s why I always recommend getting a home inspection, even for a brand-new home. An inspector can spot code violations or construction issues that might not be visible right away. No one’s perfect, and catching small problems early can prevent bigger issues down the road.
Budgeting for the extras. Once you’ve picked your home, there are a few expenses to plan for. Most new construction homes don’t include curtains or blinds, so budget for window coverings. Landscaping is often minimal, so consider setting aside funds for plants or upgrades that enhance curb appeal. Also, remember that refrigerators and washer-dryer sets are typically not included, unlike resale homes, where these items can sometimes be negotiated.
